New Construction Process

The first consultation is simply a discovery consultation. We will cover key aspects such as the scope of work, expectations, budget, timeline, our respective roles in the project, overall goals, and what the next steps will be. This meeting is also a chance to get to know each other and make sure we are comfortable and confident in each other.

  • Scope of Work:

    • Scope of work details what all needs to be completed during the remodel process from the smallest to the largest detail. This will set the direction of the meeting and help solidify expectations, budges, timelines, goals, and the next steps.

  • Expectations:

    • Clarifying expectations helps prevent misunderstandings and ensures that both you and those of us at Jessica Lehman Design are aligned on what needs to be achieved.

  • Budget:

    • Discussing the budget early on allows for transparency, determining the feasibility of the project, and what may need to be reevaluated.

  • Timeline:

    • Establishing a timeline is crucial for managing expectations and planning the project activities and milestones.

  • Goals:

    • Understanding the goals of the project provides a broader context for the work and helps in tailoring solutions to problems that may arise.

  • Building Rapport:

    • Taking the time to get to know each other fosters a positive working relationship. It can enhance communication and collaboration throughout the project.

After the initial consultation, a personalized proposal will be developed. This proposal will detail all of the items discussed in the consultation. The proposal will include the scope of work, expectations, design fee payment schedule, and all other important information pertaining to your project. After the scope of work is agreed upon, the contract will be drafted and first non-refundable deposit due.

The design phase is where the tangible progress and creative vision of the project come to life. Here’s an overview of the steps involved, most of these aspects are interwined and will happen simultaneously :

  • Space Measurement:
    • Accurate measurements are the foundation of a successful design.This step ensures that all subsequent plans and decisions are based on the actual dimensions of the space.
  • Collaboration with Contractors:
    • Working closely with contractors is key to a seamless execution of the project. An initial design meeting will be scheduled with the contractor of your choice to set expectations and ensure the accuracy of the proposed design. Don’t know any contractors? Don’t worry we got you!
  • Planning:
    • This involves the detailed technical aspects of the project, including floorplans and space planning. It’s the stage where the design is translated into practical and functional layouts.
  • Meetings with Electricians and Plumbers:
    • Meeting with electricians and plumbers at this stage is crucial for coordinating the placement of electrical fixtures, outlets, plumbing fixtures, and other technical elements. This ensures that the design meets codes and requirements and we create the overall design vision.
  • Finish Selection:
    • This phase includes choosing finishes such as flooring, wall treatments, paint colors, lighting fixtures, cabinetry, hardware, and other decorative elements. It’s where we bring the aesthetic vision of the project to life.
  • Client Collaboration:
    • Collaboration with you (the client) is continuous, involving regular updates, feedback sessions, and approvals. This ensures that the project stays on track with your vision and expectatiojns
  • Problem-Solving:
    • As challenges or unexpected issues arise during the design phase, addressing issues promptly and finding creative solutions helps keep the project on track. Let’t face it, we do not live in a perfect world. Issues and challenges WILL come up, but there are always solutions. Stay calm and carry on.

    • Ensure that all relevant project documentation, including warranties for materials and appliances, are handed over to you.
